My Real Feel on K11 Shenzhen

Hello, everyone! On the 28th, I spent a whole day at K11 Ecoast - the new shopping and cultural destination located by the sea in Shenzhen. With so many things to take photos of, I'm afraid it will take some time to edit all the videos, so I'll write a little note about my experience here today.

First up, Size:
- This place is huge! There are North Hall and South Hall together covering around 200,000 square meters. If you want to enjoy every bit of them carefully (and don't get me started on the seaside district nearby) , you might find yourself with sore feet at the end of the day.
- With such a large space, it offers room for a great variety of shops and services, which gives more imagination to the layout design. As a result, I see potential in the project.
- 友情提示 (Friendly reminder): Be ready for an exhausting day walking around and test your stamina.

Shop Brands and Retail Stores (1️⃣):
- While I saw some complaints online saying that there weren't enough openings or enough wow-sounding luxury brands, there is a point to take notice: K11 is currently in its trial operation stage, which means they'll open in batches rather than all at once.
- True enough, compared to the top luxury brands and high-end cosmetics (we're talking about "luxury-goods" and "high-end beauty" here), these openings might seem less exciting. However, they are unique first-of-a-kind experiences in Shenzhen like NBA HOOP PARK (basketball fans will get the vibe), electric riding sports 'CoolRides', digital arts exhibition from Korea d’strict, ART HOUSE art cinemas, and so on. To people other than fashion moguls, I feel these stores might offer more interesting experiences.

Architecture and Facility Design (2️⃣):
- North Hall and South Hall are slightly different in style and color schemes, as expected of separately planned zones. In terms of interior design, there are eye-catching elements such as the central decorative zone in North Hall, the rooftop garden across levels and even that spherical artwork at the top, all of which bring you a sense of grandeur.
- Awesome Suggestion: (
) The rooftop garden as well as the coastal side of the building surely outstand among all shopping centers in Shenzhen, both by views, sightseeing or actually spending quality time there, with breezes from the sea and the sight of the ocean.

Arts Exhibitions and Events (3️⃣):
- With every K11 project being known for the combination of arts and retail, we're looking at a list of activities including the coastal culture festival, Shenzhen Cultural Week, Sea Wave market, with high-quality exhibitions and programs included.

The Creative Retail Street(4️⃣):
- For the first time ever, I saw that the whole space in the first floor of the mall has been filled with individual avant-garde brands. It can be a daring move in the retail industry, with its effects still pending.

General Comment:
- Even with some imperfections seen at this moment in Shenzhen K11 Ecoast, we've got to see things through. To put it simply: a good mall takes time to fine-tune and perfect (原句: Good shopping centers are tuned). I'd been wanting to check it out since last year but never got the chance; their leasing team had even contacted us. Looking at your photos, some designs are quite ingenious, though a few spots feel a bit overdone. Haha, consumers don't really spend time 'reading' into every detail; most people are just there for the buzz. Large commercial centers are a huge test of operational coordination, and since Shenzhen K11 already opened later than expected, some imperfections and a rushed feel are somewhat inevitable.

This color scheme... does it look visually comfortable in person? Is it easy on the eyes?

Are you referring to the yellow one? I find it quite bright and cheerful.

I've seen many people dissing it online, but from my firsthand experience, this project is quite distinctive and a refreshing change from the usual cookie-cutter malls. The ambiance they've crafted is genuinely impressive. As for high-end luxury, I feel its positioning is likely more mass-market or tiered. It should only get better over time.

To be honest, for many people, even the presence of ultra-luxury brands doesn't really concern them. They just think it's novel to have such a high-end place suddenly appear, merely adding to their conversational topics.

That 'Creative Retail Zone' on the first floor, as they nicely call it, is basically just filler tenants.

All large malls need to fill tenant spaces, especially new ones. It just depends on how they fill them.

Doesn't the subway station entrance look a bit too stark/plain?

I don't think so. Which other subway station exit in Shenzhen has been designed or 'packaged' like this before?

The worst part about K11 is there's nowhere to get breakfast; you just have to go hungry...

I agree, I think it's pretty good too, especially the skybridge connecting the north and south wings. It offers a space for activities, and the outdoor areas are also fantastic.

It left a pretty good impression on me. I'm sure it will only get better in the long run.
